Property Power of Attorney

A Property Power of Attorney authorises an agent to act on your behalf in relation to a specific property matter — most commonly sale, transfer, purchase completion, developer NOC steps, and trustee-related actions. Because property transfers are tightly controlled, the POA must contain explicit authority wording that matches what the receiving party needs.

What it’s commonly used for

This POA is typically used for:

  • Selling or transferring a Dubai property when you are abroad or unavailable
  • Signing property transfer documents and completing trustee-centre steps through an authorised agent
  • Developer coordination where required (NOC steps, service charge / clearance confirmations, approvals)
  • Representing you for property-related procedures connected to the intended transfer
  • Collecting/handling documents needed for completion, where permitted

 

What it’s not designed for (important)

A property POA still has boundaries. You may need a different structure or additional wording if you require:

  • Bank borrowing / mortgage actions (often requires bank-specific clauses or a Financial POA)
  • Court / litigation authority (typically requires litigation-specific wording)
  • Company-owned property actions (often needs a Corporate POA plus company documents)
  • broad “all matters” authority (that’s a General POA, but it still may not satisfy property-specific acceptance)

Also: even a correctly drafted POA can be subject to recipient requirements (developer policy, trustee procedure, identity/KYC checks).

What we need from you

  • Passport copy (principal) + Emirates ID (if applicable)
  • Passport/Emirates ID (agent)
  • Property details (title deed / unit details where available)
  • Your intended action (sell / transfer / complete purchase / sign NOC steps)
  • Recipient details if relevant (developer name / trustee centre context)

 

How we prevent rejection

Before drafting, we confirm:

  • the POA contains explicit property authority (e.g., sell/transfer/sign) aligned to your intended action
  • the wording matches typical trustee/developer acceptance expectations
  • the correct execution route based on where you are signing (UAE or abroad), including attestation/legalisation where required
  • whether any recipient has known additional requirements (KYC, forms, specific clause requests)

If you prefer, you can appoint a POAS.ae-provided agent to act on your behalf for an additional AED 1,000. Scope must be clearly defined in the POA, and recipient acceptance requirements may still apply.
