Property Management Power of Attorney (Dubai)

A Property Management Power of Attorney authorises a property manager (or nominated agent) to handle day-to-day property affairs on your behalf — especially when you are abroad or prefer not to deal with operational matters directly.

What it’s commonly used for

This POA is commonly used for:

  • signing and managing property management paperwork
  • liaising with building management, developers, and service providers
  • arranging maintenance, repairs, access and contractor coordination
  • dealing with routine property administration connected to management of the unit
  • collecting documents and completing practical follow-ups where permitted

What it’s not designed for (important)

A property management POA is typically operational, not transactional. You may need a different structure if you require:

  • selling or transferring the property (usually requires a Property Sale/Transfer POA with explicit authority)
  • mortgage or bank actions (often needs bank-specific wording or a Financial POA)
  • court/litigation representation (litigation-specific wording)
  • any action requiring explicit “disposal” authority (sell, transfer, mortgage, gift)

We reduce rejection risk through scope checks, but final acceptance is always the recipient’s decision (developer, building management, service provider, etc.).

What you get (included)

  • POA suitability check (management scope vs sale/transfer scope)
  • drafting aligned to typical UAE practical acceptance requirements
  • scope confirmation matched to your intended management actions
  • notarisation route coordination (UAE or abroad)
  • document checklist and submission steps
  • digital delivery once executed

What we need from you

To confirm the right scope quickly, we’ll usually ask for:

  • passport copy (principal) + Emirates ID (if applicable)
  • passport/Emirates ID (agent / property manager)
  • property details (unit / title deed details where available)
  • what you want the manager to be able to do (maintenance, access, admin, etc.)
  • any recipient details (developer/building management name), if relevant

How we reduce rejection risk

Before drafting, we confirm:

  • the POA scope is clear and operational (management), not a sale/transfer mandate unless you request it
  • the wording matches your intended use and likely recipient expectations
  • the correct execution route based on where you are signing (UAE or abroad), including attestation/legalisation where required

If this isn’t the right structure, we’ll tell you before you commit.

Optional add-on: POAS.ae to act as your agent

You can appoint a POAS.ae-provided agent to act on your behalf for an additional AED 1,000. Scope must be clearly defined in the POA, and recipient acceptance requirements may still apply.
